Located approximately 15 minutes away from the quaint town of Gonzales, Texas, the 9T Ranch provides guests and their families with a serene sense of privacy in the South-Central Texas Plains. Guests will have free reign over a large portion of the 90-acre property, free to experience nature privately or head out to explore the area. Rich with revolutionary history, Gonzales county is speckled with relics depicting the beginning and the end of the Texas Revolution (1835-36). HEB grocery, Walmart, coffee shops, and steak/Italian/Mexican/Fast Food options are also located within the town.

Please note, there is a bridge out nearby the home. Please follow the directions explicitly outlined in the check-in instructions. A temporary smart lock code will be assigned to guests on the morning of check-in.
This 90-acre ranch is truly a serene getaway. Perched atop a hill, this home overlooks the beautiful surrounding greenery and pastures. Guests will enter from county road 232, unlock the property's gate and pass over the first cattle guard. Guests will continue to drive straight until passing through the gate around the home itself, over another cattle guard, and into the driveway. Guests are not allowed to go left when entering the property, there is a restricted area sign. Once in the driveway, guests will head through the large hacienda doors to the wrought iron double doors with a smart lock, where they will enter their custom code.
Once inside, guests will be welcomed to a large living space with a 75" Samsung Frame TV. There is a couch and other seating. To the back of this room is the entrance to the garage. Guests are welcome to utilize the garage space which includes a television, extra fridge, full bathroom, and is air-conditioned, so it is great for kids to escape to on a hot day! Please note the large lifting doors are delicate so please do not open and close them.
Past the first living space is a wet bar area with a wine fridge, ice maker, and sink. Guests are welcome to use these amenities. This bar opens up into The Great Room, which is the second living space guests will find. This room is equipped with an 8-seat dining table, large couch, two lounge chairs, and a 65" Samsung Frame TV. This space is perfect for guests to enjoy time together no matter what activity they are engaged in.
On one side of the Great Room is the kitchen and entrance to the outdoor space. Every Boutiq home is fully equipped and stocked chef's kitchen. The kitchen is equipped with a 8-seat round table and a bar-height table with 2 stools. There is a double oven, microwave, stovetop, and french-door wide refrigerator and freezer. The kitchen comes equipped with all new, Made-In luxury cookware and dining-ware.
On the other side of the Great Room is the primary bedroom, equipped with a king bed with Premium Milton mattress, walk-in closet, and full bathroom with a stone walk-in shower. Past the primary bedroom is the poker room, with velvet chairs, a record player, and massive mural.
Continuing down the hallway are the rest of the bedrooms, each equipped with large closets and room-darkening shades and Premium Milton mattresses. The first is the 5-bed bunk room, followed by the first guest bedroom containing a king-size bed. A full bathroom can be found continuing down the hall, with a tub and shower. This bathroom also has plenty of cabinet space for you to feel right at home!
Another two guest bedrooms with king beds can be found down the hallway, and finally the last bathroom on the left, with a walk-in shower.
The outdoor patio has multiple choices for seating and lounging, including an outdoor kitchen, dining table and chair swing.
There is a private room towards the end of this section of the home, soon to be equipped with a desk chair and other desk items.
Ride share services and public transportation are not available in this area. You will need a rental car from the nearest major city or a car rental app such as Turo for transportation.
A few important notes about staying on this beautiful, working ranch:
As cute as the baby calves may look, please do not interact with any livestock or wildlife on the property. The lawn around house is fenced so that livestock cannot access guest quarters. There are several water access points across the ranch including two stock ponds and direct access to the San Marcos river. Guests are welcome to swim, fish, canoe in these at their own risk. The stock ponds are not recommended for swimming.
Pets are welcome, but are subject to breed and size approval. The pet fee is $150 for the first pet and $50 for every additional pet plus tax (5 pets maximum).
Events are allowed, but subject to approval and an event fee.
There are several outdoor cameras to monitor the security of the property. Please note there are absolutely no cameras inside.
There may be outdoor furniture covered upon your check-in. We keep this furniture covered for guest satisfaction, no one likes sitting on a wet or dirty cushion! Please feel free to remove the covers should you want to use these items and our team will re-cover them. The covers are not meant to keep guests out.
Lastly, the South side of the property with foreman's trailer and ranch infrastructure are strictly off limits to guests.

We ask that you leave your shoes by the door.
No candles or other open-flame sources. The fireplace may be used according to Guidebook rules.
Please don’t rearrange the furniture.
No smoking (includes vaping or e-cigarettes) allowed inside or outside the home.
Violation of any house rules will result in a $1000 fine per infraction per day.
When you make a reservation with us, you are agreeing to all of the above House Rules.
As a courtesy, we kindly ask that you consider removing your shoes to keep the home environment clean and comfortable.
No ATVs or bonfires allowed.
Pets are allowed, subject to breed and size approval, for a fee of $150 for the first pet and $50 per additional pet plus tax (5 pets maximum).
Minimum renter age is 21 and this individual must be present for the duration of the reservation.
All bookings are subject to the cancellation policy indicated on the platform used for booking. If not otherwise stated by the booking platform, a cancellation received 60 or more days before the first night of the reservation will receive a refund and reservations canceled after 60 days prior to the first night of the reservation will not be refunded. Any refund issued will be less the cost of payment processing fees incurred (these are typically 4%, but vary by booking platform). Because payment processing fees are incurred at the time the reservation is made and are not refunded by the payment processor, we must subtract this amount from any refund that we issue. Agent(s) cannot guarantee against mechanical failure of heating, air conditioning, pools, Hot Tubs, TVs, Satellite Receivers, or other appliances. Please report any inoperative equipment to Boutiq immediately. Agent will make every reasonable effort to have repairs done quickly and efficiently. No refunds for early departures (less days than reserved). No refunds will be given for delayed arrival. No refunds for reducing the number of nights reserved within 60 days prior to check-in. Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Guest(s) occupancy. Such events, occurrences, or causes include, without limitation, acts of God, pandemics, terrorist activities, government orders to prohibit travel to a location, homeowners association or other community association orders to prohibit travel to a location, weather, strikes, lockouts, riots, acts of war, earthquake, volcanic activity, ash clouds, tsunamis, hurricanes, fire, explosions, property damage, necessary repairs, insect or rodent infestation, amongst other events. NO REBATE OR REFUND will be offered in these circumstances.
