The property is located in the Brian Head Lofts complex, right across from the Giant Steps and Brian Head Resort. Brian Head Mountain views do not disappoint in the summer or the winter, and endless activities are accessible within a short drive or hike. Whether you want to fly down the peaks of Brian Head Mountain in the winter or explore Zion National Park in the summer, any guest will enjoy their time in this magical place.
Guests will be given codes to the garages and to the unit itself. Everything will be accessed via smart lock. This unit is on the second floor of the building, and stairs are required to access the unit.
Home is located on the second level of the building. Upon entering the unit, the guests will be in an entry area. To the left of the entry area is the kitchen, Every Boutiq home is fully equipped and stocked chef's kitchen and has all of the essentials you may need to cook. The kitchen is immediately adjacent to the living and dining areas. Next to the dining table is a sliding door that has access to the patio with a grill. From the entry way the room immediately on your right is the bunk room, which features 4 twin-size beds and an ensuite bathroom that has both a shower and tub. Down the hallway on the left is another bedroom that has a king size bed, and a bathroom that has both a shower and a Jacuzzi tub. Upstairs is a spacious landing area featuring a sofa with pull-out bed. There is also a loft style bedroom that has its own entry, a king-size bed, an ensuite bathroom it shares with the loft, a walk-in closet, and a half wall that overlooks the living room. The patio that is attached to the loft contains the hot tub. Note: As is typical with homes and condos in this area, the unit does not have air conditioning but only heat.
Rental or personal vehicles are strongly recommended in this area as there is no Uber or Lyft. Most of the town is walking distance, but there is plenty of parking wherever you may need to go.
PARKING: The property comes with a pair of one-car garages (2 spots). Please note these garages are a bit shallow and are better suited for standard size vehicles as the garage doors must remain closed at all times other than loading/unloading. Please do not park anywhere but the garages, especially during winter. Parking in other spots in the complex may be cause for towing or fines. If you need more space, please see the map with the public parking options.
In order to get to the property in the winter, snow chains are required and 4WD or AWD are highly recommended.

Violation of any house rules will result in a $1,000 fine per infraction per day.
No smoking allowed inside home.
No candles or other open flame sources.
Lock all doors and windows when not at the house.
Please don't rearrange the furniture.
Please respect check in and check out times.
No pets in the house
Follow the parking rules by only parking in designated areas.
Follow the good-neighbor policy posted on the refrigerator door.
As a courtesy, we kindly ask that you consider removing your shoes to keep the home environment clean and comfortable. Ski equipment can go in the garage.
Minimum renter age is 21 and this individual must be present for the duration of the reservation.
All bookings are subject to the cancellation policy indicated on the platform used for booking. If not otherwise stated by the booking platform, a cancellation received 60 or more days before the first night of the reservation will receive a refund and reservations canceled after 60 days prior to the first night of the reservation will not be refunded. Any refund issued will be less the cost of payment processing fees incurred (these are typically 4%, but vary by booking platform). Because payment processing fees are incurred at the time the reservation is made and are not refunded by the payment processor, we must subtract this amount from any refund that we issue. Agent(s) cannot guarantee against mechanical failure of heating, air conditioning, pools, Hot Tubs, TVs, Satellite Receivers, or other appliances. Please report any inoperative equipment to Boutiq immediately. Agent will make every reasonable effort to have repairs done quickly and efficiently. No refunds for early departures (less days than reserved). No refunds will be given for delayed arrival. No refunds for reducing the number of nights reserved within 60 days prior to check-in. Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Guest(s) occupancy. Such events, occurrences, or causes include, without limitation, acts of God, pandemics, terrorist activities, government orders to prohibit travel to a location, homeowners association or other community association orders to prohibit travel to a location, weather, strikes, lockouts, riots, acts of war, earthquake, volcanic activity, ash clouds, tsunamis, hurricanes, fire, explosions, property damage, necessary repairs, insect or rodent infestation, amongst other events. NO REBATE OR REFUND will be offered in these circumstances.
