Lupine Lookout is located in Breckenridge’s scenic mountain neighborhood, two and a half hours outside Denver and the Denver International Airport. The mountain range is home to a wide variety of vegetation and wildlife, dotted with alpine lakes, forests, and meadows.
The winter brings a blanket of snow while the summer months provide the perfect landscape for hiking and biking. Trailheads like the Iowa Hill Trailhead and the Peaks Trail Trailhead are moments away from the residence.

When you arrive at the property, you will be greeted with mountain views and gorgeous aspen trees as the backdrop to this 5-bedroom 3-bathroom home.
The home has two entries with the first one being the ground-floor basement for ease of access. The basement features a remodeled kitchenette, dining room, and a cozy living room complete with a gas fireplace. The basement also features a laundry room with a Samsung washer and dryer, a boot warmer, and a coat rack so you and your family can stay dry and warm. There are two bedrooms on this floor with a newly-renovated bathroom with a combo tub / shower and large vanity. The first bedroom features a queen-sized bed and the second features a luxurious king-sized bed.
The second floor features beautiful wood-vaulted ceilings framed with floor-to-ceiling windows lit by the glow of a wood-burning fireplace. This floor has a cozy layout accented by the main living room with a 40” Samsung smart TV, a large sectional, a fully-stocked kitchen, and a dining room. Sliding glass doors lead to the massive wrap-around balcony featuring six adirondack chairs, a grill, and an incredible ten-mile range of mountain views. The second floor contains a full bathroom featuring a tub / shower combo and two bedrooms. One of the bedrooms houses two full-sized bunk beds, perfect for the kids! The second bedroom has a luxurious king-sized bed. Both bedrooms have large closets perfect for storing all of your luggage and clothes.
The third and final floor features a lofted office for any of your remote working needs. This floor is where the last bedroom resides with two queen-sized beds and a full bathroom with a walk-in shower and a luxurious wooden sauna!

There are many options for public transportation in the Breckenridge area. Uber, Lyft, and other rideshare services are typically available in the area.

Pets are welcome, but are subject to breed and size approval. The pet fee is $150 for the first pet and $50 for every additional pet plus tax.
The first floor, and bathrooms and lighting fixtures on the second and third floors have already been renovated. After ski season ends, we will be taking the home offline through April and May to replace all carpet in the second and third floors, fully renovate the kitchen, and make other small adjustments to the property, so that the interior is fully updated and consistent from top to bottom. Everything will be wrapped up by June 3rd; if the calendar is open, the home is available for bookings.
We highly recommend 4WD or AWD vehicles when visiting Lupine Lookout in the winter. Boutiq is not responsible for guests getting stuck in the snow or cars being towed for any reason. We encourage all guests to read the details in our digital guidebook provided that will assist with preventing these situations.
There are two structures on the property. One is the rental home, the three story A-frame on the right hand side of the driveway. The other is the property owner's two story carriage house with the garage. Guests are strictly prohibited from using this space or the garage. The owner does stay onsite from time to time, but will not impact or use any guest spaces.
Minimum renter age is 25 and this individual must be present for the duration of the reservation.
When you make a reservation with us, you are agreeing to all of the above House Rules.

Pets are allowed pending breed approval and payment of the $150 per pet fee.
No candles or other open-flame sources. Fireplaces may be used according to Guidebook rules.
Please don’t rearrange the furniture.
No smoking (includes vaping or e-cigarettes) allowed inside or outside the home.
Violation of any house rules will result in a $1000 fine per infraction per day.
As a courtesy, we kindly ask that you consider removing your shoes to keep the home environment clean and comfortable.

All bookings are subject to the cancellation policy indicated on the platform used for booking. If not otherwise stated by the booking platform, a cancellation received 60 or more days before the first night of the reservation will receive a refund and reservations canceled after 60 days prior to the first night of the reservation will not be refunded. Any refund issued will be less the cost of payment processing fees incurred (these are typically 4%, but vary by booking platform). Because payment processing fees are incurred at the time the reservation is made and are not refunded by the payment processor, we must subtract this amount from any refund that we issue. Agent(s) cannot guarantee against mechanical failure of heating, air conditioning, pools, Hot Tubs, TVs, Satellite Receivers, or other appliances. Please report any inoperative equipment to Boutiq immediately. Agent will make every reasonable effort to have repairs done quickly and efficiently. No refunds for early departures (less days than reserved). No refunds will be given for delayed arrival. No refunds for reducing the number of nights reserved within 60 days prior to check-in. Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Guest(s) occupancy. Such events, occurrences, or causes include, without limitation, acts of God, pandemics, terrorist activities, government orders to prohibit travel to a location, homeowners association or other community association orders to prohibit travel to a location, weather, strikes, lockouts, riots, acts of war, earthquake, volcanic activity, ash clouds, tsunamis, hurricanes, fire, explosions, property damage, necessary repairs, insect or rodent infestation, amongst other events. NO REBATE OR REFUND will be offered in these circumstances.
